
Renting a Studio
Lease Agreement
Studios are let with 24-hour access on a month-to-month basis allowing maximum flexibility for artists. If your circumstances change and you want to give up your studio we require just one month’s notice (to the end of a calendar month). As a condition of the lease we also require:
- 1 month's refundable deposit
- Monthly rent paid by direct debit
Sizes and Costs
Studio charges vary from building to building according to the location, quality of studio space and size of floor area leased.
Current rental rates are between £4.50 and £7.19 (fully inclusive) per square foot per annum. This translates to a monthly rent of approximately £75 to £120 for an average sized studio of 200 sq ft (18 sq m). Although we have studios of all sizes, the average size that becomes available most regularly is between 170 and 200 sq ft.
This monthly rent includes: electricity; rates; building maintenance; public & buildings liability insurance; management costs and water charges.
Sub-letting
Studio holders may sub-let their studio for up to 1 year while away on a residency, taking a career break etc. All sub-lets are managed through the head office and are offered to artists who have already registered for Wasps’ space. This ensures that studios are allocated as fairly as possible and prevents artists from "jumping" the waiting list.
Sharing
Studio shares are usually organised by the lease holder themselves, though we do need to be notified of any additional building users. As always, all studio shares must be professional visual artists. Please note that the leaseholder is ultimately responsible for studio rental and should the leaseholder decide to give up their space, the lease will not be passed to the studio share unless they are at the top of the waiting list.
Non-Use Policy
As far as possible, Wasps aims to allow artists to work in their studio without interference and at the times which they choose. However, due to the very strong demand for space it is important that the studios are being used regularly and are not left lying empty for long periods of time. We treat non-use of a studio as a serious issue and have a policy that can lead to termination of lease if a studio is clearly not being used.
